Every first-time buyer I’ve worked with in Chico has had at least one I wish I’d known that earlier moment. Sometimes it’s about the process. Sometimes it’s about the home itself. I’ve collected the most common ones here so you can skip the hard lessons.

I Wish I’d Budgeted for More Than Just the Mortgage

The mortgage payment is just the beginning. Property taxes, homeowner’s insurance, HOA fees if applicable, maintenance and repairs, utilities — these all add up. A general rule of thumb: budget 1–2% of your home’s value annually for maintenance and repairs. On a $450,000 home, that’s $4,500–$9,000 a year. That’s real money, and it catches first-timers off guard constantly.

I Wish I’d Spent More Time in the Neighborhood Before I Bought

A house can look perfect on a Saturday afternoon showing. Come back on a weekday morning. Come back on a Friday night. Drive the neighborhood at different times. Talk to neighbors if you can. The house is important, but the neighborhood you’re choosing is arguably more important — and you can renovate a kitchen much more easily than you can change what’s happening on your street.

I Wish I’d Read the Inspection Report More Carefully

Inspectors give you a thick report. Most first-time buyers skim it and focus on the big-ticket items flagged. Read the whole thing. Ask your agent to walk you through anything you don’t understand. The inspector’s job is to find everything — your job is to understand what’s urgent, what’s deferred maintenance, and what’s normal for the age of the home.

I Wish I’d Locked My Rate Sooner

Interest rates can move meaningfully during a transaction period. Once you’re in contract, have a real conversation with your lender about when to lock your rate. Stay engaged and ask questions.

I Wish I’d Had the Right Agent From the Start

This comes up more than you might think. Interview a couple of agents. Ask them specific questions about the Chico market, about their process with first-time buyers, and about how they communicate. Find someone you actually trust.
