New construction homes in Chico CA have been a hot commodity, and it’s easy to understand why. Walk into a brand-new model home with its fresh paint, quartz countertops, and perfectly staged living room, and it’s hard not to picture yourself there. Builders know this. Their sales offices are designed specifically to create that feeling.
That doesn’t mean new construction is a bad choice — it’s often a great one. But there are things the builder’s on-site sales rep isn’t going to volunteer.
The Base Price Is a Starting Point
The price you see advertised for a new home in Chico is typically the base price — the home with standard finishes and no upgrades. By the time most buyers finish selecting flooring, countertops, cabinet hardware, landscaping, fencing, window coverings, and appliances, the final price can be 15–30% above the base. Ask the sales rep for a realistic all-in estimate before you fall in love.
Builder Contracts Favor the Builder
Builder purchase contracts are written by the builder’s attorneys to protect the builder’s interests. They have specific clauses about construction timelines, price escalation, and what happens if the buyer backs out. Having a buyer’s agent review any builder contract before you sign is not optional as far as I’m concerned. A buyer’s agent costs you nothing in a new construction transaction. The builder pays the commission. There is literally no financial reason not to have representation.
Get an Independent Inspection
New homes are built by humans, and humans make mistakes. Code compliance is not the same as perfection. An independent inspector who works for you — not the builder — is worth every dollar.
Timeline Reality Check
If you’re buying a home that hasn’t broken ground yet, be realistic about timeline. Construction in California faces permit delays, labor shortages, and materials supply issues. Six months from a builder frequently becomes nine or twelve. If you have a hard move-in deadline, new construction carries real risk.
